Should You Trust “We Buy Houses” Companies?
Cash investors have come to our real estate market and are ready to buy your home. Here’s how to determine whether you should sell to them or not.
We see “We Buy Houses” signs everywhere and I’m sure you do too. It has become an important piece of our market, but what can you expect if you call one of these signs?
First, a salesperson will visit your house. Most of those people haven’t ever bought a house, and 90% of them are looking to get your house under contract and flip it to another investor without ever taking title to it.
They have you agree to a price on the contract and then they sell the paper to the investor, close, and get the profit.
"There’s nothing illegal about this practice, but there are no industry licensing or ethical requirements."
There’s nothing illegal about this practice and there are actually a few reputable companies in our area who do this. The problem is that the industry has no licensing or ethical requirements, so their values and estimates may not be accurate. Most of these vendors get sellers under contract with just a $100 deposit. We’ve seen them even go as low as $20 to tie up a home. Don’t let them tie up your home without at least 1% of the purchase price.
We buy as-is houses for cash as well, but we also show homeowners what we can get for their home if they let us prepare it properly for the market. Our cash offers beat these “We Buy Houses” companies 90% of the time. We can give you an offer in just five minutes.
If you have any questions for me about instant offers or about selling your own home, don’t hesitate to give me a call or send me an email. I look forward to hearing from you soon.
